Pre-Approved Financing for Campbell River Home Buyers

If you haven’t been pre-approved, we can refer you to someone who can help. Pre-approval is important.

  • You save money. Pre-approval locks in current interest rates. If the rates go up, you get the lower rate that you were quoted. If rates go down you get the new rate.
  • You have clear idea of what you want to spend. You avoid looking at less expensive homes that you’re thinking you might have to settle for and even more importantly you won’t fall in love with a home you cannot afford.
  • You avoid unnecessary expense and disappointment. Finding a home in Campbell River takes time and energy. Once you’ve made the offer, negotiated an agreement, done the research, spent the money for an inspection and envisioned you new life in a house you love, having the deal fall apart when the bank says ‘No” can be particularly upsetting. We are responsible for protecting your interests throughout the buying process and we take pride in doing it well.

Provide Property Profiles

We’ll provide you with information on properties that are on sale through the MLS® system that match your criteria, REGARDLESS of the company they are listed with. You let us know if there are other homes you are interested in and we’ll gather information on them for you too. This includes homes outside your criteria, or ones offered for sale by the owner or a company that doesn’t use MLS®. We are licensed and trained to sell you ANY home that is for sale in our market area and can even knock on doors of homes that are not for sale if you are interested. Want the information delivered to you via email? Prefer paper? No problem, we use both and will go over the information with you too. With the information provided and a quick drive by, you will be able to identify homes that you are interested in viewing. We’ll book appointments to view the home and go through them with you. Your honest reaction to the homes we view helps us narrow your search. Weeding out homes you’ll never buy makes house hunting in Campbell River a lot more enjoyable and less overwhelming. Some buyers find what they are looking for quickly and others need time to make their selection. We'll let you set the pace. We’ll keep looking until you find your home.

We make every effort to be available when you need us. You can contact us through our office paging system 24 hours a day, use our toll free number, or email us. We carry cell phones. We always return calls promptly so if you’ve left a message and haven’t heard from us within the hour please assume there is some technical problem and contact us again. The paging system, though not foolproof, has proved to be the most reliable. If your need is urgent please do not hesitate to include that in your message and remember that we are both available to you so if you can’t reach one of us please call the other. We answer emails a couple of times a day but are often away from our desks working with clients so if you need an answer quickly please phone.

On the rare occasions when both of us are unavailable due to family commitments or the occasional holiday a knowledgeable, ethical REALTOR® will be covering for us. We expect them to contact you as promptly as we would and provide excellent service. Develop a Negotiating Strategy

Once we’ve found the home for you we’ll do a little more detective work. Together we’ll take a closer look at the house, discuss what we want included in the offer, review the features of the house, how long it has been on the market and any previous sales or pricing history. We’ll provide as much information as we can on the home and may have questions for the seller’s REALTOR®. We will then plan our offer strategy.

Write the Offer

There are numerous legalities involved in writing an offer of purchase and sale. We will construct an offer that will reflect your intention and protect your interests. We may discuss the need for building inspections, title searches, property disclosures statements, wood stove certificates, septic inspections, requests for documents or other items specific to the property or your needs, to be included in the contract. Remember price is not the only issue. It won’t matter what you paid if the house of your dreams turns into one unpleasant surprise after another.

Negotiate On Your Behalf

For many buyers negations are the most stressful part of the buying process and when emotions run high it sometimes difficult to absorb the information we’re giving you. Our training, experience and ability to stay calm really pay off here. We will be in close contact with you through the negotiating process. Two-way communication is imperative at this point. It is important that we communicate clearly through out this process and expect you to ask for clarification any time anything is unclear.

Subject Removal

Once we have an accepted offer we will have a number of days to do an in-depth investigation of the property so that you know as much as possible about the property before you make the final commitment to purchase. We will work with you and the other people you’ve chosen to work with through this process, like your bank and your lawyer. This can be a hectic few days but you can count on our support and assistance through this process.

Completion

We will continue to work with you to resolve any issues that come up between the subject removal and the time you actually get possession of the property. Our last official duty is to provide the keys to your new home and, if possible, walk through the house with you to make sure everything is as you expected and to share in some of the excitement of moving in!
